- Do I need a Real Estate Agent or Title Company to buy your property? No you do not. We have simplified this process which will save you money and time. You are always welcome to use a Real Estate Agent or Title Company at your own expense.
- Please explain the sales process. We will send you a sales contract that can be electronically signed. When we receive your signed contract, we will send you an invoice. You have the option to pay using a credit card, electronic check, cashier’s check, or PayPal. After receiving full payment, we will mail the special warranty deed to the county clerks office for recording. The county clerk will send the original deed to you after it is recorded. This whole process takes about 1 week.
- How much will Closing Cost? If you close in house, we will pay 100% of the closing costs! This will include all document, postage, and recording fees. You are welcome to close through a title company, but you will be responsible for 100% of the closing costs, which typically cost $700-$1500 depending to the total cost of the property.
- How much are annual property taxes? Please check with the county tax accessor for this information.
- Do you offer Owner Financing? We prefer to sell for cash but will sometimes consider owner financing. All of our properties are sold at a discounted cash price.
- Can you show me the property? We can’t show you the property. We are based in Rockwall,TX and rarely ever sell property close enough to meet in person. You are welcome to visit any of the properties on your own. I can provide google maps links and GPS coordinates to make it easy for you to find the property.
- Who owns the property that you sell? We purchase all of our property directly from the previous owner with a warranty deed, and they are clear of any loans, liens, or judgements.
